OPERATIONS AND MAINTENANCE IN DISTRIBUTION CENTERS

The management of reception, handling, storage, order picking, preparation and transportation are the main concerns and reason of being of a Warehouse or a Distribution Center; However it should not be forgotten that Operations and Maintenance are the activities that allow these logistic processes to be developed continuously and efficiently. Generally these are considered support tasks, but being absolutely necessary become fundamental.

Maintain Equipment: racks, forklifts, traspalets, dock levels, air conditioning equipment, lift doors, generator sets, among others, are essential activities that require annual and valued programs, as well as developed by companies specialized in each field.

Keep in optimal conditions the Infrastructure: Ceilings, floors, columns, air conditioning system, electrical station, electrical panels, luminaires, and complementary services such as dining room, bathrooms, warehouses, avoid paralyzes, damages to assets or personnel, Or higher operational expenses. A floor with cracks or unevenness damages the forklift wheels; An improperly maintained electrical panel can generate short circuits or excessive energy consumption; Concrete pathologies not treated in due course may lead to damage to reinforcing steel; Among many other drawbacks resulting from a poor annual maintenance program.

An annual Sanitation program is also needed to consider the activities of fumigation, rat removal and disposal, which eliminates or minimizes undesirable agents such as rodents or insects, which could damage the merchandise.

It is a common mistake to try to reduce operating costs of the Distribution Center by minimizing Maintenance activities. This mistake often passes your bill sooner or later, whether due to shutdowns, delays, or consequential damages due to failure due to improper Maintenance.

If these three programs: Equipment, Infrastructure and Sanitation, are programmed and carried out in an optimal way and with a sustainable or eco-friendly vision, they could help to obtain various Quality certifications.

One of these important new certifications is the LEED (Leadership in Energy & Environmental Design) in its EB category (Existing Building) and O + M (Operations and Maintenance); Which qualifies the following aspects of a building:

  • Maintenance, including the use of chemicals in cleaning.
  • Indoor Air Quality.
  • Energy efficiency.
  • Water Efficiency.
  • Recycling Programs.
  • External maintenance programs.
  • System improvements to meet building efficiency and sustainability standards: Energy, Water, Air Conditioning, and Lighting

A building operated and maintained under a LEED concept offers the following advantages:

  • Decrease in operating costs.
  • Saving energy and water use.
  • Healthier and safer spaces for its occupants.
  • Reducing greenhouse gas emissions
  • Increase in the value of the asset.

And in the medium term it is likely that locals with these characteristics will be favored with tax incentives. Since January 2014, a Sustainable Construction Standing Committee has been in existence since January 2014.

It consists of the Ministry of Housing and Construction, the Ministry of the Environment, the Ministry of Energy and Mines, the College of Architects and the College of Engineers, among other institutions which are dictating norms in this field.
